Local considerations

Waterfront lots and the Hobe Sound CRA

Two county rules come up often in Hobe Sound. On waterfront lots, fences can’t sit within 25 feet of a navigable waterway unless the fence runs perpendicular to the shoreline — so a backyard fence on the water usually steps back from the seawall. And Hobe Sound is one of Martin County’s six Community Redevelopment Areas: inside the CRA, front-yard fences have to meet the CRA’s design standards, height and materials.

We check whether your lot is in the CRA and where the waterway setback falls before we design the layout.

Permits

How fence permits work in Hobe Sound

  1. The fence is permitted through the Martin County Building Department.
  2. After installation, the licensed contractor (or the owner-builder) signs the county’s Fence Affidavit of Completion for that permit, certifying the rules above.
  3. The signed affidavit is uploaded through the county’s online permit portal or emailed to the county’s inspections office.
  4. Pool barrier fences are different: a fence that serves as a pool barrier must be inspected by Martin County.

We handle the permit paperwork for your project and tell you up front what the county will ask for.
