Fort Lauderdale’s fence permit checklist
Fort Lauderdale requires a building permit for fences, walls and gates. The city’s checklist (Rev. 5, 2024) calls for:
- A signed and sealed survey with the city’s Zoning Affidavit, and a site plan showing setbacks to all property lines
- A recorded Notice of Commencement, posted on the job site before the first inspection
- PVC or metal fences: plans signed and sealed by a Florida-licensed engineer or architect
- Wood and chain link fences: may follow the Florida Building Code’s prescriptive method instead
- Product approvals where required
- Fences in an easement: Engineering review plus a notarized, recorded Temporary Structure Affidavit
Reviews can include Building, Zoning, Landscaping and Engineering. If a design needs engineering, that cost is discussed with you before anything is ordered.

Setbacks, landscaping and finished sides
- Residential fences facing a street generally sit at least 3 feet back from the property line, with continuous landscaping (shrubs and groundcover) planted in that strip.
- The finished side faces the neighbor or right-of-way — both sides must be finished if both are visible from a right-of-way.
- Under the published table in ULDR section 47-19.5, residential fences go up to 6 feet 6 inches; lower, open fences (at least 75% transparent, up to 4 feet 4 inches) can sit closer to the street.
- Side and rear fences can be built on the property line.
In 2026 the city has been amending how fence and wall height is measured, so we confirm the current limits for your lot before quoting.

Does HB 803 remove the fence permit?
Since July 1, 2026, HB 803 lets some single-family work under a value threshold skip the building permit. In Fort Lauderdale the exemption isn’t automatic — it’s requested and decided by the Building Official, flood-hazard areas are excluded, and zoning rules, setbacks and HOA rules still apply. We check whether your project qualifies before starting.
